Carolina Shores is a residential subdivision located in Historic Bath, North Carolina. Carolina Shores is comprised of 93 Lots, many of which are waterfront parcels on Little Ease Creek. Little Ease Creek feeds into the Pamlico River, a tidal river connecting the confluence of Tranter's Creek and the Tar River near Washington, North Carolina with the Pamlico Sound.
The Carolina Shores Homeowners Association was created to protect and maintain the development of the community and maintain the common areas of the subdivision. All lot owners of Carolina Shores are protected by the Covenants and Restrictions which govern the usage of each lot.
Each lot owner is a member of the Carolina Shores Homeowners Association, and as such, has one vote regarding matters of the Association. We are here to help you, the lot owner/homeowner enjoy their property in the least intrusive way possible.

Welcome to new buyers/lot owners/homeowners to our lovely community. Hope to meet you in person in the near future. Goodbye to old friends and neighbors moving on to other places.
We have updated our payment portal to make it more convenient to pay annual dues online via our website. We have abandoned the Pay Pal link and have established an easier and more reliable payment method. There is a $10.00 processing fee that offsets the cost of the transaction. The Association makes no profit from this fee. Of course, you may still pay by check through the mail or at the annual meeting.
The Board of Directors is meeting quarterly and will be visiting the subdivision to determine what improvements need to be made in the subdivision and what maintenance needs to be done. So if you see us out and about, stop and say hello and discuss any issues or suggestions you may have. We are NOT policing the area for covenant violations, but if we do happen to see something in question, we would like to discuss it with you and get your feedback. Our neighborhood is beautiful, and we want to keep it that way. The Board is NOT your enemy, we are your neighbors and fellow lot owners. But we all must follow the covenants we all accepted when we bought our propereties. This will help maintain a high level of property value for ALL. There are some beautiful homes being built in our subdivision!

If you have not paid maintenance dues for the year (2024) $250 per lot, they are past due. Please mail remittance to our secretary or treasurer asap so we can have a proper recording of such. For those of you that have already paid, thank you. For those of you who have not, late fees will be assessed. Use the payment portal for your convenience.

Old News:
We have replaced the signs on all the streets. Old signs were brittle, broken, faded, and did not reflect the nice community that we have. A big shout out to VP and Secretary Simon Stroud for heading the sign committee. (the picture attached to this section shows the new sign). In addition, three "Private Property: No Trespassing, Hunting, Fishing" signs will be posted at the entrance of each street to warn non-lot owners of such. Of course, lot owners may enjoy the amenities of Carolina Shores.
Please be advised that Carolina Shores is not and was never intended to be a camping community. Lot owners may place a camper on their property for no longer than 7 days and must inhabit it for that time period. If you leave the camper for more than 24 hours, it must be removed. Read the covenants which are located on this website. If you have any questions, please contact me or any members of the Board and we will be happy to assist you.
The Community dock now has a ladder and a kayak/canoe roller launch installed. Residents and lot owners of Carolina Shores are welcome to use both at their own risk.
After many requests, I have instituted a Lots for Sale Page on this website. LOT OWNERS may submit a listing for their lot by sending a description of their lot including Lot number, asking price, description, and any other information. If your lot is listed through a real estate, the LOT OWNER must be the one submitting the request. Limit of three photos per lot listing.
The Board has received several complaints about PWC traffic and boat traffic in Little Ease Creek creating wakes and disturbing paddle boarders, kayakers, and those who are fishing. Just a reminder to all Lot Owners and Residents of Carolina Shores who own PWCs and boats, NC Law regarding the operation of PWCs and boats within 100 feet of a dock or 50 feet of a dock in a narrow channel at other than no wake speed is ILLEGAL. If you see anyone operating a PWC or boat in violation of the law, you may call NC Wildlife Resources Management Enforcement Dispatch at 800-662-7137 and an officer will be dispatched to either warn or cite. In addition, individuals operating PWC's must be of a certain age and have taken a State Approved course.

As a reminder, as Hunting Season gets closer, it is suggested that each Lot Owner and/or Homeowner posts No Hunting Signs on their property. No Hunting signs must be posted every 200 yards, or you may use Purple Paint on trees every 100 yards. Contact NC Wildlife Resources Management and Enforcement for the specifics of these requirements. You may call the same number for Enforcement Dispatch for violations of hunting laws, 800-662-7137.

Mowing has been contracted out for the year and the common areas have been looking good! Also, thanks to all who maintain their lots and properties.
It is exciting to see many lot owners improving their properties - adding docks, boat lifts, and other amenities. Remember, certain amenities, such as sheds, buildings, fences, and such require the prior approval of the Architectural Review Committee, IN ADVANCE. Please adhere to this requirement. It really reduces the amount of "stress" and paperwork. In addition, many owners are bush-hogging, mowing, planting, and generally improving the appearance of their lots while at the same time, improving the looks of the subdivision. Thank you.
A reminder. If you have a current, valid septic permit, it is VERY advisable for you to put a system in. Soil conditions change, and if your permit expires, you may not get a renewal and may not be able to put in a septic system at all. Also, as government regulations change, more restrictions may be placed on septic design, dock building requirements, and boat lift requirements. It is a good idea of keeping abreast of possible changes. You are NOT GRANDFATHERED IN to any past requirements. So plan accordingly! Also, be aware of CAMA requirements. Violations can result in high dollar fines. The CAMA folks are more than willing to work with you to keep you within the law and to help protect our beautiful shorelines.
